There’s no getting around it, we all have questions. here you’ll find answers to a lot of the most common questions we get from our clients. I’m sure there are going to be more. No, our buying process is straightforward and easy to understand with clear, simple contracts. However, if you prefer to have an attorney or real estate agent review the documents, you’re welcome to do so.

You can either pay in full (often at a discount) or choose our zero-percent interest financing with low monthly payments.

Everyone! There’s no application process, no credit check, and no income requirements. If you can afford the down payment, you’re approved. We do charge a small $10/month loan servicing fee, and all monthly payments (including this fee) will be automatically drafted from your account.

  1. Secure the property – Pay the down payment to reserve your land.
  2. Sign the paperwork – Within 24 hours, we’ll send your deed package via DocuSign, including maps, photos, your Land Contract, Promissory Note (if financing), and Purchase Sale Agreement. A $300 document processing fee applies.
  3. Receive your deed – If paying in full, we’ll handle recording the deed with the county, and they will mail you the original once complete. If financing, the deed will be recorded in your name upon your final payment.

 

The county typically takes 3-4 weeks to process and mail your recorded deed.

Almost all properties are sold free and clear of liens. In rare cases, a property may have an outstanding lien at the time of sale, but we ensure any such lien is paid off before transferring the deed to the buyer.

Land use varies by county. We recommend contacting the County’s Zoning and Planning Department to confirm what activities and structures are allowed.

We want you to be 100% satisfied. If you’re not happy with your purchase within 60 days after closing, you can either:

  • Exchange your land for another property, or
  • Get a refund on your payments, and we’ll take the deed back.

Once we have a signed purchase agreement, we follow these steps:

  1. Due diligence – We verify title details and research the property (this may take up to a week).
  2. Deed preparation – We create the deed and send it to the seller for signature.
  3. Payment processing – Once the signed deed is received, we issue a cashier’s check for the full purchase amount.
  4. Deed recording – We submit the deed to the county for official recording

For properties under $5,000, we offer direct closing to save sellers money. However, if you prefer, we can work with a title company or mobile notary at your expense.
